Maintain hardware and software, diagnose directly- and indirectly related mechanical equipment issues, program sequence of operations, user graphics, control setpoints, alarms and provide repairs and solutions to all alarms generated by the building automation systems. The BAS System Operators are responsible for building-wide controls planning, networking, and coordination with other government entities and/or construction contractors responsible for adding or modify controls components to the building(s). The operators shall attend all team meetings, and provide input, review, or comment on all related initiatives to modify/repair building controls. The operators shall provide technical advice, guidance, and review of engineering drawings related to controls work. The operators shall have the ability to communicate technical material to a non-technical audience and have knowledge of control theory and HVAC systems. The operators' skill set shall include identifying and repairing complex electronic control system malfunctions, providing training on electronic control systems operations, commissioning and servicing of building controls and facilities management systems, and performing preventive maintenance, repair, installation, and commissioning and general servicing of electronic control systems (including troubleshooting of systems). BAS system operator shall work out of the BAS room. Operator shall ensure each facility's Building Automation system generates an activity log for every single action that occurs to the building automation system. Operators should maintain daily logs that are electronically generated by each facility's BAS. Each log, at minimum, shall include, but not be limited to, all actions, changes, logins, initiated by all users.
